What goes into a Hamilton Pre-Buy Damp & Timber Survey?
For Dampness in dry walls:
Internally our qualified expert will examine all ground floor walls and map out a full moisture profile especially on walls where dampness is found. We will take and obtain moisture readings, analyse and identify what salts are present and by investigation accurately identify the cause and type of the dampness and what remedial works are needed to rectify the problem.
For Timber
All floorboards, joists, rafters, and sub floor timbers will be examined, and moisture profiled to check for any such problems as fungal decay, dry rot, wet rot, or any type of woodworm infestation. If they are present, they will be accurately diagnosed and again a full list of remedial works in accordance with British Standards will form part of the Survey which can easily be followed by any remedial specialist.
Externally our damp and timber surveyors will examine the property, identifying any potential defects that may lead to moisture ingress and possible structural dampness and timber decay. They will include all visible areas from the roof and rainwater guttering through to the external ground levels and the subfloor ventilation of the property.
Timbers on the first floor of the building will be examined for signs of fungal decay (such as dry rot) or wood-boring beetle infestation (such as woodworm). Once again where possible, carpets will be pulled back for floorboards (and where possible the voids and timbers beneath) to be examined. The surveyor will also investigate the roof void for signs of dampness, fungal decay, or beetle infestation.
Our Damp and Timber Surveyor will then compile a full written report (including a property plan detailing if damp proofing, woodworm or fungal decay treatments need to be carried out).

This can help enormously and could enable you to gain a fair asking price for the property due to the extent of the damage and the cost implications of the remedial works needed to rectify any issues. What goes into a Hamilton Condensation and Mould Survey?
Internally our qualified expert will examine all walls for Condensation and Mould and map out a full moisture profile especially on walls where the symptoms are found. We will take and obtain scientific data, such as Atmospheric Moisture Readings, Surface readings, RH, Vapour Pressure, Due Point, Psychrometric Chart Analysis. Using instruments such as an Infra-Red Thermometer, Thermo Hygrometer, Protimeter and in some cases Data Loggers.
All this Data will then be analysed to accurately identify what is causing the excess Moisture Vapour which is creating the Condensation and thus causing the Mould Growth. By means of investigation we will accurately identify the cause, type of Mould and what remedial works are needed to rectify the problem.
Condensation and Mould can have many causes and contributing factors within a property so our Surveyor will also investigate and examine these areas which will include lifestyle factors and Ventilation Inspection in Accordance with BS520-2002.
Our Condensation and Mould Surveyor will then compile a full written report (including where necessary a sketch plan detailing if remedial treatments need to be carried out or installed).
